We handle all aspects of the rental property, including preparing the property to lease, marketing the property, finding and qualifying tenants, negotiating and preparing leases, conducting semi-annual property inspections, managing repair and maintenance requests, and providing detailed accounting and bill paying services, including HOA and TPT tax payments, and filing monthly TPT tax returns.

Melvin Comstock, who obtained his first Real Estate license in 1970, has managed or owned several single family homes, apartments, office buildings, condominiums, townhomes, mobile home parks, motels, and self storage facilities.

Steven Nielsen served as Chief Financial Officer for a private equity firm and has experience in financial modeling, budgeting, return analysis, due diligence, and acquisitions and development financing. He is a licensed real estate agent and belongs to the National Association of Realtors. Mr. Nielsen is also an experienced property manager and owner of real estate.


Joseph Pierce served as Managing Director and General Counsel for a private equity firm. Mr. Pierce began investing and managing real estate in the Phoenix, Scottsdale, and East Valley markets. His experience as a real estate owner, investor, property manager, and legal background bring a wealth of experience to our company.

Yes, we utilize state of the art technology and property management software and can provide customized financial reports. We provide a monthly report of income received and expenses incurred and an year end income statement and 1099 that you can provide your tax accountant to help assist him in preparing your tax returns. Marketing of the single family home, condominium, townhouse, or mobile home park rental property for the homeowner, tenant screening, lease initiation, rent collections, property registration, collect and disperse sales tax, supervise needed repairs and make recommendations on preventive property maintenance and safety issues, provide monthly owner statements and year end reports. We do what is necessary to comply with the Arizona landlord tenant statutes.

Prospective tenants complete a detailed online application wherein we are given permission to conduct a thorough investigation to include:

  • Credit report & criminal background check
  • Eviction history
  • Past landlords referrals
  • Employment and income verification

As soon as your property is ready to be marketed it is immediately advertised on the Arizona MLS (multiple listing service) and over a dozen other popular real estate websites. Some property managers only list your property on their company website for the first 30 days or longer to try to maximize commissions (by not paying other realtors). This often results in longer vacancy periods that cost the owner money. We want your property rented as soon as possible and never hold out advertising on the MLS to retain more commissions.

We comply fully with the Fair Housing Act. This means that you cannot choose to disallow anyone that is a member of a protected class under the act. You can choose, however, to disallow pets and not permit smoking in your home,. You cannot deny a registered service animal.
